• Ensure adequate insurances are effected for the body corporate including:

- Building                         - Common contents          - Loss of Rent/ Temporary Accommodation      - Public Liability

- Catastrophe                  - Voluntary Workers          - Office Bearers Liability                                       - Machinery Breakdown 

- Fidelity Guarantee       -   Workers compensation (where required)

• Obtain competitive insurance quotations each year for renewal
• Pay insurance premiums
• Lodge and follow up on body corporate insurance claims

ADVICE AND QUOTATIONS

• Provide advice in relation to the building's maintenance and other general matters
• Facilitate quotations for:

- Sinking fund forecasts                                      - Insurance valuations                 - Fire Safety Compliance

- Workplace Health & Safety Inspections        - Major repairs (where there is no on-site manager)

IMPLEMENTATION OF DECISIONS AND BY-LAWS

• Implement all the decisions of the body corporate and the committee
• Assist with the implementation of the body corporate by-laws including issuing

- Notice of Continuing Contravention of By-Laws        - Notice of Future Contravention of By-Laws
