PLANNING AND CONSTRUCTION STAGE

• Advice on most effective structuring and titling options
• Attendance at project meetings and liaison with various consultants
• Review plans and advise on reductions to operating and maintenance costs
• Preperation of initial Budgets and Lot Entitlements for consideration
• Review and assist in the preparation of Community Management Statements and Building Management Statements (including by-laws, company rules, etc)
• Identification of the operator options with respect to the management services provided to the bodies corporate for the day-to-day operation of the property including bulk electricity, gas, information technology and facility management.
• Provide advice pertaining to onsite managers salary entitlements and their responsibilities

 OPERATIONAL STAGE (once registered)

• Arrange insurance policies
• Convene and attend the First Extraordinary General Meeting to establish the body corporate and arrange the initiation of service contracts
• Establishment of the books and records of the body corporate
• Liaise with lawyers to provide information necessary for settlements
• establish the bank accounts of the body corporate
• Providing support to Bodies Corporate with respect to any legal action
• Extraordinary General Meetings
• Recordkeeping of Wages, Superannuation, Group Tax and Group Certificates
• Assist with applications to the Commissioner for Body Corporate and Community Management for Dispute Resolution
